About Kevin Bledsoe

Kevin Bledsoe is the First Vice President of Investments for the Bledsoe Self Storage Group at Marcus & Millichap, North America’s leading commercial real estate investment sales brokerage and capital markets consultancy firm. Since being founded in 1971, the company has expanded to 80+ offices in North America and contributed to the practice of exclusively listing houses under a single brokerage firm.

Kevin attended Bloomsburg University of Pennsylvania for his undergraduate years, receiving his Bachelor of Science in Marketing. He immediately joined the workforce as a marketing research assistant for Polk-Lepson, a firm specializing in business-to-business and consumer studies. Kevin assisted with marketing projects, performed field research, analyzed findings, and reported results. This experience with the research process was the start of a career-long interest for Kevin. 

As a senior sales manager for Pulse Direct, a local advertising firm in his region, Kevin Bledsoe spent years learning the ins and outs of the sales and marketing industry. Kevin worked alongside small company owners and marketing directors of Fortune 500 organizations. Kevin was involved in every campaign stage, from sourcing targets and writing copy to finalizing print deadline decisions. Kevin collaborated with design teams and was responsible for managing and training a crew of his own. Seemingly overnight, Kevin knew he had found his calling. He produced over 500 direct mail ad campaigns throughout the country and was named the Top Account Manager in Sales Dollars for two years in a row. Kevin implemented ways to bring new clients to the firm and helped reinforce internet marketing ideas for franchise offices. 

Kevin’s next role was as district manager for the real estate company PFG Capital, where he demonstrated impressive skills while managing 30 facilities. Kevin trained and managed 45 employees, collaborating with them to ensure a proper understanding of job expectations. Kevin also worked closely with the regional marketing director to identify methods for obtaining the most advertising investment returns. Kevin worked with the capital improvements department to bring in projects on time and under budget and acquired additional revenue streams through truck and apartment rental programs and cell tower leases at each location. 

As the Director of Operations for self-storage & The UPS Store, Kevin Bledsoe’s job at Storage Asset Management was comprised of the handling of third-party management contracts, assessing properties for ownership groups interested in self-storage investment, making recommendations on future expansions, recommending marketing, staffing, and operations needs, and reviewing competitors. Kevin gained experience in this leadership role by managing a workforce of 25 property managers and an assistant manager.
